End of Lease Pest Treatment for Sydney Properties

An end of lease pest treatment is matched to what your tenancy agreement asks for and what is found at the property. Cockroaches, ants and spiders are the most common requests, and moth damage often comes to light once the furniture is moved out. Our pest exterminators also deal with rodents, bed bugs, termites, possums and wasps, in everything from studio units to family homes across Sydney.

End of Lease Moth Pest Control

Moth damage tends to show up once the furniture is moved out: thin or bare patches in wool carpet where a bed or lounge stood, and fine webbing along the skirting boards. Carpet moth and clothes moth larvae feed on wool and other natural fibres, while pantry moths leave webbing in kitchen cupboards. Our moth pest control starts with identifying the species, then treats the carpet edges, wardrobes and pantry shelving where the larvae are feeding, so the problem is not left behind for the next occupant.

End of Lease Cockroach Treatment

Cockroach droppings in cupboards and behind the fridge are one of the first things noticed at a final inspection, and an empty kitchen makes them easy to see. German cockroaches live inside hinges, appliance gaps and under benchtops, so our cockroach treatment uses gel bait placed in those spots and a targeted spray along the cracks around them. It works best once the cupboards are empty and the kitchen has been cleaned.

End of Lease Ant Treatment

Ant trails along the kitchen bench, window sills or the back step make a clean property look uncared for. Surface spray only kills the ants you can see, and the trail is usually back within days. Our ant control uses baits the workers carry back to the nest, and we treat the paving joints and wall edges outside where most nests sit.

Webs across eaves, window frames, fences and the garage are common on properties that have been lived in for a year or more. An end of lease pest spray around the outside of the home deals with the black house spiders that make them, and the old webs are brushed down afterwards. Redbacks under outdoor furniture and in meter boxes are handled as part of our spider control work.

Droppings in the garage, laundry or roof space usually mean rats or mice have been active. If that is noted at the final inspection, the agent may ask for it to be dealt with before handover. Termite inspection of a vacant Sydney property between tenanciesFOR OWNERS

Termite Inspection Between Tenancies

Termites are a building problem rather than a cleaning one, so this is normally arranged by the owner and not the outgoing tenant. A vacant property is the easiest time to check it properly, with clear access to the subfloor, roof space, skirting boards and wet areas. Australian Standard AS 3660.2 recommends a termite inspection at least every 12 months, and if activity is found our termite treatment team will set out the options before the next tenant moves in.

Possum Removal From the Roof Space

Thumping in the ceiling around dusk and stains on the cornice usually mean a possum has found a gap in the roof. Possums are protected in NSW, so they cannot be harmed or taken somewhere else and released. Our possum removal is done under licence, with the possum released on the same property and the entry point closed off so it cannot get back in. Sorting it out while the property is empty saves the next tenant from the noise.

Wasp nest under the eaves of a Sydney property before handoverSAFETY RISK

Wasp Nest Removal Before Handover

A wasp nest under the eaves, in the garden shed or beside the clothesline is a safety risk for anyone inspecting or moving into the property. Paper wasps build the small open combs you see under eaves and pergolas, while European wasps nest out of sight in wall cavities and retaining walls. Our wasp control treats the nest directly at its entrance and then removes it, so the yard is safe to walk through at the final inspection.

End of Lease Pest Control in NSW: What Tenants and Landlords Need to Know

There is no blanket rule in NSW that every tenant must pay for pest control when they move out. It comes down to what your tenancy agreement says and how any pest problem started. The points below set out, in plain terms, what NSW Government guidance says about keeping a pet in a rental property and about pests in rentals. It is general information rather than legal advice, so check your own agreement or contact NSW Fair Trading if you are unsure.

Check Your Tenancy Agreement First

Start with your lease and any pet approval you were given. End of lease pest control is only a set requirement if a valid condition says so. If you are unsure what a clause means, ask your agent to point to it in writing before you book.

Pet Conditions and End of Lease Fumigation

NSW Fair Trading says a landlord can ask for the property to be professionally fumigated at the end of the tenancy as a condition of approving a pet, but only if the animal lives indoors and is a mammal. Where that condition applies, it must be carried out whether or not there is an infestation.

No Pet Condition in Your Lease

Without a valid pet condition, a term requiring a tenant to have the property professionally fumigated is not allowed in a NSW tenancy agreement. You still need to leave the property in as similar a condition as possible to when the tenancy began.

Pests That Appeared During the Tenancy

Tenants are generally responsible for getting rid of pests if the problem arose after they moved in and was caused by their activities or a lack of cleanliness. If an infestation is found at the final inspection, the landlord can ask the tenant to fix it.

Pests That Were Already There

Landlords are generally responsible for pest and vermin issues that exist at the start of a tenancy. The ingoing condition report and the history of the property are what show whether a problem was there before you moved in.

You Choose Who Does the Work

A tenancy agreement cannot require a tenant to use a particular person or business to meet their obligations. If you and your landlord disagree about pest control, NSW Fair Trading runs a free dispute resolution service.

What to expect

How Our End of Lease Pest Control Works

End of lease pest control works best when it is the last job done before the keys go back. Our pest control in Sydney team fits the visit in between your bond clean and your handover, treats what your lease or agent has asked for, and sends the paperwork the same day.

Step 01

Book Around Your Handover Date

Tell us your vacate date, the type of property and whether you have a pet condition in your lease. We recommend booking the treatment for after the bond clean and carpet clean, so nothing is washed away, and before you hand back the keys.

Step 02

End of Lease Pest Treatment

A licensed technician checks the property and treats the areas your lease or agent has asked for. That can be a flea treatment of all floors, a general pest spray inside and out, or both. We let you know when the treated surfaces will be dry, and the property can be re-entered after that.

Step 03

Treatment Record for Your Agent

You receive a tax invoice and a treatment record showing the date, the address, the areas treated and the products used. Send it to your property manager with your other vacate paperwork, or ask us to email it to their office directly.

Common questions

Frequently Asked Questions About End of Lease Pest Control in Sydney

Is end of lease pest control required in NSW?

Not automatically. In NSW a landlord can make professional fumigation a condition of approving a pet, but only where the animal lives indoors and is a mammal. Without a valid condition like that, a term requiring professional fumigation is not allowed, although you must still leave the property in a similar condition to when you moved in. Check your tenancy agreement and pet approval first.

Do I need a flea treatment if I had a pet?

If your lease or pet approval includes a fumigation condition, yes. NSW Fair Trading says that where the condition applies, it must be carried out regardless of whether there is an infestation. An end of lease flea treatment with a dated record is what agents normally ask to see.

What does pest fumigation at end of lease actually mean?

In tenancy agreements, fumigation usually means a professional flea and pest treatment, not gas fumigation of the building. We apply a residual treatment to carpets, floors and pet areas, with a product that also stops flea eggs from developing.

Should pest control be done before or after the bond clean?

After. Steam cleaning carpets and mopping floors can remove the treatment, so we recommend booking pest control as the last job before you hand back the keys. Allow time for the treated surfaces to dry before the final inspection.

Will I get a receipt or certificate for my property manager?

Yes. You receive a tax invoice and a treatment record showing the date, the property address, the areas treated and the products used. If your agent has asked for specific wording, tell us when you book.

How much does end of lease pest control cost in Sydney?

The cost depends on the size of the property, whether carpets and a yard are included, and whether you need a flea treatment, a general pest spray or both. Tell us those details and we will give you a fixed quote before you book.

Does end of lease pest control guarantee my bond is returned?

No pest company can promise that. Bond decisions are made between you, your landlord or agent and, if there is a dispute, NSW Fair Trading or the Tribunal. What we provide is the treatment and the paperwork showing it was done.

Can my landlord or agent tell me which pest control company to use?

No. NSW tenancy agreements cannot require a tenant to use a particular person or business to carry out their obligations. You can choose any licensed pest controller, as long as the work meets the condition in your agreement.
